We target every layer of the development cost stack to remove avoidable costs (developer margins, agent fees, finance charges, and more), linking prices to local household incomes rather than volatile market trends. By stripping out these costs and using mission-aligned finance, we aim to deliver homes at 20–40% below market prices — and to keep them that way.
ORA Whenua Trust
At the heart of our model is the ORA Whenua Trust — our version of a Community Land Trust. The Trust holds the land in perpetual guardianship, removing it from speculation. Homeowners buy only the dwelling, while resale conditions ensure homes remain affordable for the next family. This simple structure creates permanent affordability and community stability — proven internationally and now rooted in Aotearoa.
